THE INDISPUTABLE ZONING CODE VIOLATIONS:
> Suites w/ Kitchens turned into Leased Apartment Dwelling Units
> Operating a Medical Facility on site
> Operating a Business Office other than for the actual Hotel/Motel purpose
> Operating Material Goods Drop-Off & Donation Service (clothing, toys, household & toiletries)
> Operating Dry & Canned Food Shelf Services
> Operating a Garden for Guest Food Distribution & Consumption
> Operating Hot Meals Food Service
> Providing Food Truck Hot Meals Service
>>> ALL without proper permit &/or Town of Shelburne zoning (really???)
ADDITIONALLY:
Unjust Business Practices over all...but especially with GUEST RULE VIOLATIONS that are not simply enforced!
The bias picking and choosing of certain Guest's rule breaking, drug related &/or violent behaviors are actually overlooked - while other individuals &/or families with children are kicked out; a.k.a favoritism! (especially if one is an "attractive" female or a "friend" of the Property Manager or the Maintenance Man, then they would get away with all)...

Basically, as part of the utter day-to-day mismanagement: just not caring abt rule enforcement on some days or with certain Guests -- a "why bother" attitude is the flow...
> Allowing Smokers to Smoke inside their rooms violating HP Guest Rule and State Law!
> Allowing these Guest Rule & State Law Offenders to return - no one ever turned away upon returning to check in!
> Allowing Drug Use & Drinking in Rooms but advertises as a SHELTER ??? Hello.
> Allowing Guests who are Drug Users to actually RETURN AS GUESTS! - no one is turned away upon returning to check in again!
> Allowing Prostitution on the Premises (not strange to the hotel/motel business.. BUT HP Property Mngr & his staff should be vigilante on this practice - not laugh at it and accept it)
> Allowing Child Neglect (yes, of course, more details coming up on all of it as witnessed)
>>> all of this under the HEAVY SURVEILLANCE by CAMERAS and IN-PERSON STAFF WATCH (the over policing) that Harbor Place/ Champlain Housing Trust Prides itself on
ALSO SO MANY HUMAN RIGHTS VIOLATIONS:
Lest not forget abt the young, little-to-no experience so-called Case Management *Housing* Workers:
> the NON Licensed advocates operating as Psychologists , Clinicians & Therapists !! (...then over-sharing ALL private Guest Business a.k.a Gossip & utter Unprofessionalism)
> the ADDITIONAL Audio/Video Taping of Guests with "Body Cams" that the Police use !!!
